WDO/Termite Inspection
Termites are a huge issue when they infest the structure of a home, potentially causing extensive damage that isn’t always easy to locate. This inspection involves a careful assessment of a home’s structure that will look for previous termite damage and any signs of ongoing infestations.
Manufactured Home Tie-Down Certification
As a licensed professional engineer, our inspector is able to offer this service for manufactured or mobile homes. We’ll thoroughly inspect the foundation and tie-down of the structure, looking for any defects that would need resolved before the home can be certified for an HUD/FHA loan.
New Construction Inspection
This inspection will protect homebuyers by ensuring that construction on a new home is safe and free from any defects that could become costly in the future. Before the builder’s final walkthrough, we’ll thoroughly evaluate the home’s structure and the installed mechanical systems, taking note of any issues that the homebuyer should take up with the builder before the project is complete.
11th Month Warranty Inspection
When a new home is sold, it’s usually protected by a 1-year warranty from the builder—and it’s important to make sure that everything is in good shape before that year has passed. This inspection will investigate the home for any defects or areas in need of improvement. With this information, you’ll be able to refer to your warranty to see if any portion of the repair expenses falls outside of your responsibility.
Radon Inspection
Radon is a radioactive gas that has been known to cause serious lung problems in individuals who have been exposed over long periods of time. The gas forms underground and is sometimes able to rise through the surface and into the structure of a home. Radon is invisible and odorless, requiring specialized equipment to detect.
Mold Inspection
This inspection will investigate the structure of a home for any signs of mold proliferation that could be costly to repair and harmful to your health. We’ll also look for possible areas of moisture intrusion inside the home that could promote mold growth.
Pre-Listing Inspection
When it’s time to sell a home, you want to make sure that the home’s listing is accurate for negotiations to go smoothly. This can be accomplished by scheduling a Pre-Listing Inspection. We’ll evaluate the readily accessible areas of the home to check for any defective components that should either be repaired or disclosed to prospective buyers so that a buyer’s own inspection doesn’t yield anything that could complicate a transaction.
New Construction Phase Inspections
Having peace of mind with the quality of construction on your new home is of the utmost importance. This inspection is designed to take place at several different phases of the construction process to ensure that there are no defective materials, areas of unsafe construction, or anything else overlooked that could cost the homeowner in the future.
Re-Inspections
It can be troubling when a home inspection reveals that an area of your prospective home is unsafe of otherwise defective. This service is intended to be scheduled as a follow-up to a Buyer’s Inspection once a seller has arranged for the defective area to be repaired. We’ll look over the repairs to make sure that they were done correctly and that no other issues are present that warrant further attention.
Fine-Tune Your Knowledge of a Home
When the inspection is over, we’ll generate a detailed report of our findings in a convenient digital format that will be sent directly to your email within 24 hours. Our reports are accurate, specific, and easy to read—and they include pictures and video wherever necessary to assist with the explanation of certain inspected areas. At no extra cost to you, we also include access to the innovative Create Request List™ (CRL™) feature by HomeGauge.
Negotiate an Investment More Efficiently With the CRL™
- The intuitive CRL™ feature provides a convenient digital workspace for creating a full project and repair request list directly from an inspection report
- Prospective homebuyers and their real estate agents can work together to produce a request list that supports the most desirable outcome to negotiations, selecting between repair, replacement, or reimbursement for each defective component
- The CRL™ can be accessed on virtually any device with an internet connection
